Facade and roof inspection with a drone removes that friction: we fly over the building, photograph every element from the exact angle and reach eaves, cornices, party walls and ridges that are impossible to see from the ground.
The result is high-resolution imagery of the building's entire envelope and thermography that reveals what the eye cannot see: damp, leaks, render detachment and thermal bridges. Is a drone inspection useful for the ITE?
Yes. A drone inspection is a very useful support for the Technical Building Inspection (ITE), which is mandatory in Catalonia for residential buildings above a certain age. The drone lets the technician who writes the report see facades, party walls, eaves and roofs in high-resolution imagery without scaffolding, reaching points that are impossible to review from the ground or from a window. The drone documents and photographs; the signature and the assessment of the conservation status are always carried out by the qualified technician who writes the ITE.
Do you detect damp and leaks with the drone?
Yes. With thermography we detect damp, leaks, water accumulation on roofs, render detachment and areas with an anomalous temperature that often indicate water ingress or a loss of insulation. The thermal camera sees what the eye cannot and lets us pinpoint the source of the problem before opening anything up, saving unnecessary test pits and works for the community.
Can thermal bridges and insulation losses be detected?
Yes. Thermography is the best tool for locating thermal bridges, insulation losses and defects in the facade or roof that translate into condensation damp and higher heating bills. It is especially useful before an energy retrofit or a roof replacement, because it lets you decide where to act with objective data rather than by intuition.
Is it necessary to put up scaffolding or install anything on the building?
No. This is the great advantage of the drone: we inspect the entire facade and roof from the air, without putting up scaffolding, without lifting platforms and without anyone having to climb onto the rooftop or hang from any point. This reduces the cost, eliminates the risk of working at height and avoids disturbance to the residents, because the flight is completed in just a few hours.
What kind of report do you deliver to the community or to the property manager?
We deliver a detailed report with high-resolution visual imagery of each facade and of the roof, thermal photographs of the areas with damp or thermal bridges, the location of the pathologies and recommendations. It is material designed so that the property manager and the homeowners' association can make decisions, and so that the technician who writes the ITE has the graphic documentation they need. Can you fly in the city of Barcelona and over interior courtyards?
Yes. As an AESA-authorised operator we handle the coordination and the permits required to fly in an urban environment, including in interior block courtyards and between party walls, with the appropriate safety measures.
